C2C Foundations · Move 1 of the Operator's Path

There are three lines on your P&L that renew themselves without anybody asking you a question.

The Leak Check is about forty five minutes with the free AI you already have open. Three moves. You finish holding a number that is yours.

The envelope came in March. You opened it, saw the number was roughly what it was last year, and put it in the drawer with the rest. That was the whole review.

The same thing happened with the assessment notice. And the renewal letter is going to do it too, whenever it turns up.

Nothing in your setup ever reminded you to look. Nobody is going to phone you about any of this, and the entire model assumes you will not phone them.

What it looked like for us

$9,889 a year

That is what came off our own insurance bill in one year, across eight properties, moving from five different carriers to one broker. Twenty five percent, from $39,537 down to $29,648. Every figure there is a premium we had actually been invoiced and paid.

But the spread is the part worth knowing.

Same portfolio · same year · same broker

One property came down forty five percent of what we had been paying−$3,240
Another came down ten dollars−$10
One came back quoted higher, until our broker went back to the underwriter, and it finished below where it started−$41
The one property we did not move, six percent, same year, same market+$118.80

A windfall, almost nothing, and one that had to be argued down. There was no way to tell which was which from the outside. Every property we moved came down. The one we left alone went up.

That is what a renewal does when nobody is standing between you and it.

Yours is somewhere on that spread too. One email is the only thing standing between you and finding out which.

Three moves and a sweep

What you actually get

Move 1 12 minutes

The Insurance Re-Shop

Your own policy explained back to you properly, probably for the first time. One quote request written for you, asking for identical coverage so a cheaper number cannot quietly be a smaller policy. And the three places to send it, named on the page, because if you ask an AI to find you a broker it will invent one.

Cannot put your hands on your policy pages? There is a button that writes the email to your broker for you, holds your place, and moves you on to the next move while you wait.

Move 2 15 minutes

The Assessment Appeal

Where to look up your own assessment and your neighbours', province by province, with what to expect when you get there. Whether you have a case, which is sometimes no. The grounds, the evidence list, and a draft filing. This is the one that does not pay once. It lowers the base your tax is calculated from every year until the next reassessment.

Timing, said plainly. Every province's 2026 appeal window has already closed. You cannot file this year, and we are not going to pretend otherwise. What you can do tonight is find out whether you have a case and build it, so it is sitting finished on the day your next notice lands. That is the only day it can be filed, and most people miss it because they are starting from nothing.

Move 3 18 minutes

The Renewal Position

Your payment at five different renewal rates, in a table, in your own numbers. You will know inside a minute whether you are in the group whose payment climbs or the group whose payment drops. Then you have a decision to make months before the letter arrives instead of a fortnight after it.

The Sweep · free, arrives in seven days

Five more checks at five minutes each. Nothing to claim and nothing to click. It lands in your inbox because you bought the page.

Two numbers, not one

The part most products skip

Every move ends with two figures. The estimate you can work out today from your own numbers, and the confirmed figure a real quote proves two weeks later.

The estimate comes off your paperwork, not our marketing. The confirmed number comes off a real quote, a real decision or a real offer. We put no figure of our own anywhere near your money, because we cannot see your policy and anybody who quotes you a savings number is guessing at it from the outside.

Both add themselves up at the bottom of the page on a Recovery Statement. The right hand column is the one to screenshot. It is the only one that is proof, and the only way to end up with nothing in it is to not send the emails.

One evening in. Estimates done, requests out, the right hand column still to fill.

Your board. Three moves down the side, three states across: found it, asked for it, confirmed it. Nine cells that fill in as you do the actual thing, not as you tick a box. A cell only goes green because something real happened, which is what makes the finished board worth keeping and worth showing somebody.

Most things at this price end with you knowing more than you did. This one ends with a picture of exactly where you are, and it is still there in three weeks when the quotes come back.

The bar. The $370 you have to find sits across the top as a line you watch fill. The pale part is what your own numbers say is there. The solid part is what a real quote proved. The pale bar can cross on your first sitting. The solid one is what you come back for.

Before you buy

Who this is for

This is not for you if

  • You re-shopped your insurance in the last twelve months and asked for identical coverage when you did
  • You want somebody to do it for you. This is forty five minutes of your own time and three emails you send yourself
  • You want a guaranteed figure. We do not give one and we will not pretend to

This is for you if

  • You have properties and a full time life, and the paperwork has been renewing itself on autopilot for a while
  • You would rather find out than keep wondering
  • You want to be holding something concrete at the end of an evening

What you will not need: a bookkeeper, a subscription, a course, or any technical skill. All you'll need is your phone or your laptop, whichever free AI tool you already have open, and your own paperwork.

The only promise we make

Work the three moves. If your estimated column does not come to at least $370 a year, ten times what you paid, email us and we will refund you in full.

We are not asking you to prove anything or fill in a form. Tell us it did not find it and we will send the money back. Keep the page either way, and keep the Sweep.

Questions

The ones we get asked

I only have four doors. Is this worth it at my size?

The spread is the answer. One of our properties came down $3,240 and another came down ten dollars, and both were in the same portfolio in the same year. One of the biggest reductions we found was $1,111 on a single duplex. Portfolio size does not decide which one you are. Your paperwork does, and you cannot see it from the outside. Move 2 and Move 3 also run per property, so they are the same amount of work whether you own three or thirty.

I already shopped my insurance.

Did you ask for identical limits, identical deductible and identical endorsements? Most people do not, and the number that comes back is cheaper because the policy is smaller. That is the single rule in Move 1 and it is the whole difference between a saving and a downgrade. If you did ask for that, skip Move 1 and do Moves 2 and 3.

I am already getting good insurance.

We would have said the same thing, and we would have believed it. We were not being taken advantage of, we had a broker, he was a good broker, and nothing about our rate had ever set off an alarm. There was still $9,889 in it.

The difficulty is that "good" is a comparison nobody has run. What you have is the feeling of having been treated fairly, which is probably accurate and is not the same as knowing your number is the best one available to you this year on the coverage you actually carry. Those two feel identical from the inside. Looking is the only thing that separates them, and if you look and you were right, that is a good evening's work too.

I am not technical and I have never used AI.

Every prompt is written out with a copy button next to it, and it arrives with your own details already in it. You pick your province once and tell it what kind of property you own, and the prompt builds itself. You paste it, you paste your own document underneath, and you read what comes back. That is the entire technical requirement.

What if it finds nothing?

Then you have an answer instead of a question, and you get your $37 back under the guarantee. Knowing that you are already at market is worth an evening. It is the not knowing that costs.

What if I cannot find my paperwork?

There is a button for that on every move. It writes the email to your broker, your assessment authority or your lender, you send it, and the page marks that move as waiting and carries you on to the next one. Nothing stalls because a PDF is in a drawer somewhere. After a few days it will ask whether you want to chase it. When it lands, you pick up where you left off.

Does it save my work?

Yes, in the browser you use it in. There is no account and no password to forget. Bookmark the link in your delivery email, come back in the same browser, and your numbers, your notes and your dates are where you left them. One thing worth knowing: if you start it on your phone, finish it on your phone.

Is this financial advice?

No. It helps you ask better questions and gather your own evidence. It is not insurance, tax, legal or financial advice, and we are not your accountant, broker or lawyer. Confirm every deadline with the official authority in your province, and take the real decisions to the professional who is accountable for them.

Do I need to buy anything else for this to work?

No. It is one page, one price, everything at once, and the Sweep is already paid for.

It is your building

You would never buy a building without walking through it. Your business is the one building nobody ever walked.
